off his rages and atm be safe, His new bedroom) converted from the old garage) will have extra
soundproofing but will have less than 8-foot ceilings.

We had designated a pOItion of oW' proposed garage as such a space, It will have open rafter
ceilings and so wî111et him jump on the trampoline or deal with an adapted basketball hoop. We
hope when he is taller that he can handle the exercycle. In the garage, he can have some
protection :tram the weather, he will not disturb the neighbors (some have complained about him),
and he will be a little more removed .fi·om the main Hving areas. (TIle hallway in the new design
will be an additional sound buffer.)

We do not know precisely what his needs will be as he goes through adolescence, but a family
psychologist who specializes in his condition has wanted us that he will probably be velY
unstable. We want to design our home ~ so that we can have some flexibility to add sports
equipment or other facilities that could help to channel his energies later on, Because his
disability is very rare, we get no state or county aid for his treatment. We have to be very costH
conscious in the investments we make. We have to plan oW' home now, with the resources we
have now, for a future with many anxious unknowns. Weare trying in every way possible to
manage our lives £10 that he can be a part of us without destroying us.

The pl'Oposed stWldard 3-Caf design would meet his CWTent mid futm'e needs in an aesthetically
pleasing way. It also meets prevailing standards: with our remodetling, our home will bave five
bedrooms. It is now standard to have a 3-car garage on a 5-bedroom home.. The most re.cent
garage additions in our neighborhood have been 3-car additions--those of John & Jean Bickler at
2196 Roselawn, and of David Hopstock at 2126 South Rosewood. (TIle latter is an attached
garage that is very near the pt'Operty line.) Our neighbors have praised the proportions and layout
of our proposed design and all agree that it will enhance the bemlty ofilie neighborhood and have a
good influence on property values.

The proposed design will also meet the spirit of the code, which is to allow a minimum of 3 5 feet
from the back of our home to the side of our neighbor's. Ray Altmaras' house sits 48 feet south of
the property line. Because of the drainage issue in the space between us, he wiH assure you that he
has no plans to extend his house in our dirtlctÎon. 11mB, if ow' proposed design is constructed,
there wiu still be 73 feet and 10 inches between our houses. Ray assures us as welt that this space
will still be enough to leave him his privacy! This new distance would alBa be one ofilie longer
conteI' separations in the whole Midland Hills neighborhood. In fact, on our (east) side of
Roseda1e, there are 3 houses between Roselawn and Draper. On the west side of the street there
are 4 in the same amount of space, and on the equivalent portion of Hythe there are 5 houses.

By allowing us the 4 fòot-2 inch minor variance that we are requesting, the City ofRoseville will
still maintain adequate separation between residences, will preserve ow' neighbor's privacy, and
will enable us to accomodate some of the very special needs of our very special child.

Since;ely,; ~/J1l I~ £vI
/V~?~ Y7 Vf ""'fIN- ~fJ(M-~~/
Nasser Pooladian & Martha Hardesty 0
