TO: City of Roaeville.
2660 Civic Center' Drive
Roseville, MN 55113

FROM: Nasset' PooladiallKat'i &
Martha Hardesty
2200 Draper Avenue
RoseviUe,:MN 55113
(612) 639-0070

SUBJECT: Variance at 2200 Draper Avenue

We are requesting a minor variance to pennit remodelling and adding on to our home. We
want to

· redesign our garage and driveway to eHminate drainage problems,
· adapt living space for our special needs child, and
. keep as many of our mature trees as we can.

We are on a comer lot, with the driveway sloping downhill :trom Draper Avenue into a
tuck-under garage. In spring Wld summer we have draínage problems with water coming
offfi'om the fl.-ont yard, which needs to be divetted around the house. In winter the slope is
yelY difficult to handle in the snow and ice. We want to add a garage to the back of the
house so that we CWl reorient our driveway to come in :trom Rosedale Drive. We are
building a 3-car garage to eliminate the need for a storage shed and to bring our home to
prevaHing market standards. By locating our garage c(ofjer to street than code, we wiU be
able to keep a bearing apple tree and some mature grape vines. Our neighbors are pleased
with our design.

We plan to turn the existing garage space into bedrooms and an entry hall. One of the
bedrooms will be larger thml standard, with extra sOWld-proofing systems. Our eleven..
year-old son has Pervasive Developmental Disorder. This is a neurological dysfunction
which leavea him with vo!'y little Bocial and emotional control. He ili prone to outbursts of
singing and clapping and shouting. We need to provide a place tor him where these
episodes will not disturb neighbors, and yet will pennit him to remain with the family at a
lower level of stress.

We m'e very dedicated to OlU' neighborhood. The attached plan will let us meet all of OUf
needs without leaving the services and school systems ofRoseville.
