<br />18.041 Additional Lot Dimension Requirements for Shoreland Overlay Districts. <br /> <br />18.041.1 Residential subdivisions with dwelling unit densities exceeding those in the tables in <br />Sections i 8.û4û.2 through 18.û4û,4 may only be aliowed:if designed and approveå as resiåentiai <br />planned unit developments under Section 18 of the City code. Only land above the ordinary high <br />water level ofpublíc w~ters may be used to meet lot area standards. Lot width standards shall be <br />met at both the ordinary high water level and at the building line, except in a residential planned <br />unit development. The covenants shan limit <br />the total number ofvehic1es allowed to be parked and the total number of watercraft <br />allowed to be continuously moored, docked, or stored over water, and shall require <br />centralization of all common facilities and activities in the most suitable locations on the <br />lot to minimize topographic and vegetation alterations. They shall also require all parking <br />areas, storage buildings, and other facilities to be screened by vegetation or topography as <br />much as practical ITom view itom the public water, assuming summer, leaf-on conditions. <br /> <br />18.045. Structure Design Standards Within Shorelan~, Wetland, Pond Overlay District <br /> <br />18.045.1 Placement of Structures on Lots. When more than one setback applies to a site, <br />structures and facilities shan be located to meet the most restrictive setbacks.
