<br />18.080.4 Dedications. When an on-site storm water ponding area is required by a project to <br />store surface water run off, the City may require easements over natural drainage or ponding <br />areas for future maintenance of stonnwater and significant wetlands. <br /> <br />18.080.5 Platting. All subdivisions that create three or more lots or parcels that are 2·1/2 acres <br />or less in size shall be processed as a plat in accordance with Minnesota Statutes; Chapter 505. <br />No pennit for construction ofbui1dings shall be issued for lots created after these officiaJ controls <br />were enacted unless the lot was approved as part of a fDrmal subdivision. <br /> <br />18.080.6 ControUed Access or Recreational Lots. Lots intended as controlled accesses to <br />public waters or for recreational use areas used by nonriparian lots within a subdivision shall meet <br />or exceed the sizing criteria in Section 18.040 of this chapter. <br /> <br />18.085 Planned Unit Development Requirements in Shorelanc:l Areas <br /> <br />18.085.1 Types of POO's Permissible. Planned unit developments (POOis) are allowed in <br />shoreland areas for new projects on undeveloped land, redevelopment of previously buUt sites, or <br />conversions of existing buildings and land, provided they comply with the requirements of this <br />section. <br /> <br />18.085.2 Processing ofPUD's. Proposed new or expansions to existing planned <br />unit developments within the overlay district sha1l be evaluated using the following procedures <br />and standards to determine the "suitable area" for the construction site of the development. The <br />suitable area shall be determined by excluding £Tom the project development area all wetlands, <br />bluffs, or land below the ordinary iúgh water ievei of pubHc waters. <br /> <br />18.085.5 Residential PUD HBase" Density Evaluation: <br /> <br />The suitable area within each tier is divided ,by the single residential lot size standard for the <br />adjaéent lake.
