City ordinances require driveways for comer lots be setback at least 30 feet from <br />the side street right-of-way line. <br /> <br />2. Because of the street improvements currently undelWay by the City of Roseville, <br />the Quanbeck's driveway is not in compliance and requires a 22 foot minor <br />variance. To bring the driveway into compliance would require reconstruction to <br />a point within 30 feet of the Fairview Avenue right-of-way. <br /> <br />3. The Minor Variance Committee unanimously recommended approval of the <br />variance. It was the Committee's belief that because the Quanbeck's have a single <br />car garage and have existing pine trees in the front yard, that moving the driveway <br />to the west would create an unusual angle and therefore, create a hardship for the <br />owner. <br /> <br />4. All affected adjacent property owners indicated their approval of the proposed <br />varIance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the rmding that no hardship or practical difficulty <br />exists on the site. <br /> <br />2, Grant the variance based on the finding that a hardship or practical difficulty is <br />present on the site. <br />
