City ordinances require driveways for comer lots be setback at least 30 feet
from the side street right-of-way line.

2. Because of the street improvements currently underway by the City of
Roseville, Mr. Ziegler's driveway is not in compliance and requires a 14 foot
minor variance. To bring the driveway into compliance would require
reconstruction to a point within 30 feet of the Draper Drive right-of-way.

3. The Minor Variance Committee unanimously recommended approval of the
variance. It was the Committee's belief that because of the location of the
existing garage, reallignment of the driveway would create a difficult access to
the garage and destroy the existing front yard.

4. All affected adjacent property owners indicated their approval of the proposed
variance.

Alternatives:

1. Deny the variance based on the finding that no hardship or practical difficulty
exists on the site.

2. Grant the variance based on the finding that a hardship or practical difficulty is
present on the site.
