From:

Mike Falk
Douglas Strong~
Planning File #2688

To:

Re:

Date: August 2, 1994

This file deals with a PUD at 2131 Fairview Avenue. The
engineering staff has reviewed this proposal and has the
following recommendations:

1. Site plan does not show a sidewalk on Fairview Avenue
south of the proposed new driveway. The proposed new
sidewalk north of the driveway is shown as 5 feet and
it should be 6 feet.

2. Need storm sewer calculations for the proposed storm
sewer line to the proposed new pond. The parking lot
needs some catch basins within the parking lot to pickup
the runoff Defore it gets to the two new proposed catch
next to Fairview Avenue. The two catch basins could not
handle that must water. Two catch basins should be built
at the property line of the existing driveway to the north.

3. The water service connection needs to be looked at.
There is an existing tee which could be changed to a
cross to serve the proposed new building.

4. The proposed sanitary sewer service elevation needs to
be checked with the existing storm sewer that runs
parallel with Fairview Avenue. The sanitary sewer must
run under the storm sewer.

5. The landscaping plan needs to be overlaid onto the
utility plans to make sure trees are not planted on top
of any of the utilities.

6. The northwesterly driveway opening is shown at 22 feet
and should be 24 feet.
