Welsch, Community Development Director <br /> <br />RE: <br /> <br />Zeece/Webber Sketch Plan Progress Report <br /> <br />At the August work session, Pineview Overlook, Inc., presented a sketch plan for 38 single level <br />townhouse units on 3.30 acres ofland owned by Mr. Zeece and 2.28 acres of surplus land owned by <br />the City of Roseville. There is a total of 5.58 acres in the combined site. The City acquired the land <br />ITom the County. <br /> <br />Since then, Frank Greczyna (426-7030) asked if the city would consider a second appraisal on the city <br />owned piece adjacent to Zeece. He has found ITom his consultants that the price is simply too high <br />for him to build on the site. His consultants say that this parcel is priced over double what it can bring <br />on the market for townhouses. <br /> <br />His direct question: will the city consider another appraisal of the site (and hopefully reduce the price <br />accordingly)? His alternative is to drop the parcel and the Zeece site ITom further consideration. <br /> <br />Staff note: The city policy has been that if another appraisal is agreed to by the Council, the developer <br />should pay for the city's cost of appraisal. <br /> <br />Steve...is this worth discussion at the Breakfast Meeting or is the Council's decision final? <br />
