<br />,/' <br /> <br />MEMORANDUM <br />Community Development Department <br /> <br />Sept. 28, 1994 <br /> <br />Subject: <br /> <br />Mike Falk <br />Dennis Wel~ <br />Pacific Mutual Door (pMD) <br /> <br />To: <br /> <br />From: <br /> <br />Here is a list I made of the possible solutions to the Pacific Mutual Door (PMD) case after our <br />meeting today with Bruce Schneider: <br /> <br />1. Stucco the north wall. Have Bruce get a written approval from NSP to landscape the <br />area along the north side of the building. <br /> <br />2. Eliminate existing customer parking, move it back to 40 foot setback. Can driveway <br />remain? <br /> <br />3. Limit the size of the project to between 28,000 - 30,000 square feet. <br /> <br />4. Through a letter of agreement, PMD agrees to trade portions of their Thermo King <br />(southwest comer) property for more land south of proposed PMD Phase I, allowing <br />better loading and turning increments and more parking/landscaping. <br /> <br />5. Redesign new interior loading docks in north-south manner, parallel with Fairview. <br />Loading doors for new section would face south (may create loading dock elevation <br />problem). Repaint two existing doors and continue to use them. <br /> <br />6. Establish the incremental costs of all requested improvements ~ code requirements. <br />Provide low interest longer term City loan to PMD to finance these improvements. <br /> <br />7. Work with CSM, Ryan, or Everest to find site that can be traded for the PMD - Fairview <br />site. I asked Rick Jopke to set up a meeting with Murray Kornberg regarding PMD and <br />the CSM planned development on County Road "C" Ettinger site. If Murray has any <br />interest, we can set up a second meeting for Bruce Schneider and Murray. <br /> <br />8. Do nothing this year; propose an ordinance amendment which allows industrial buildings <br />with interior storage to have a IIlot coverage" of 40 or 45 percent. (Other cities do this to <br />reduce the cost of land in development deals and to increase the density in an area). <br /> <br />9. Help Bruce find a tenant for the Thermo-King site. <br /> <br />10. Estimate the traffic ofPrvID vs. the traffic of 1 or 2 sit down restaurants on this corner. <br /> <br />11. Nothing in the code requires loading to be placed on side or rear of building except <br />condition of variance approval by CounciL Screen the door openings better. <br />
