The property is 2.35 acres in size and is zoned I-I Light Industrial. The <br />CUITent building is 55,000 sq. ft. in size and contains the office showroom and warehouse <br />operation of Pacific Mutual Door. To handle the growth in their business, Pacific Mutual Door <br />has purchased the 3.57 acre Thermo-King property immediately to the south and is proposing to <br />add 60,000 sq. ft. of warehouse space to their existing building. This expansion wou1d occur in <br />two phases but when it is complete, the building size would exceed the 0.3 floor area ratio for <br />buildings in light industrial zoning districts. In 1994, Pacific Mutual Door applied for the <br />following variances: <br /> <br />1. A 14% variance to the site area coverage allowance. <br />2. A 30 foot variance to the parking lot setback along Fairview Avenue. <br />3. A variance to the building design standards to anow for color compatible painted <br />materials, brick pilasters, and architectural details along the north existing warehouse wall <br />to be used in lieu of a aU new brick or other complimentary materials. <br /> <br />The Planning Commission recommended approval of these variance requests. <br /> <br />As the City CouncH considered these requests, both in formal hearings and at Wark Sessions, the <br />biggest issue seemed to be the screening of the overhead doors visible from Fairview Avenue. To <br />this end, Pacific Mutual Door has hired Dahlgren, Shardlow, and Uban to design a screening <br />strategy that would include both a screen wall and a landscape design. A copy of this plan is <br />attached for your consideration and review. Prior to returning to the Council for the formal <br />review of the variance request, this screening plan will be presented at the April 17, 1995 Work <br />Session. <br />
