McCarrons
Blvd., Roseville, MN 55113

This variance request is made to enable us to remodel our
present home while maintaining as much of the original
~tructure as possible and control remodeling costs.

The necessity for variance is three fold:

1) The property is pie shaped. Our attempts to build
toward the back of the house caused us to encroach the
side setbacks and infringe on our n~ighbors
privacy/view.

?) The house is set at an angle on the lot. This further
complicated any remodeling pl~ns designed to fit into
the setpacks.

3) Any configuration designed to fit the setbacks would
oause vast inoreases in oonstruction (odd angles) and
foundation costs. The proposed plan utilizes the
existing foundation completely.

We have had two designers wo~king on this project. We have
borne to a joint conclusion that in orqer to keep the deaign
integrity of the neighborhood and to keep construction costs
to a manageable l~vel we must request a variance.

Thank you for your consideration of this request.

6hnson
