BACKGROUml <br /> <br />i\t the October 12, 1994 meeting, the Planning Commission considered <br />Roseville Lutheran Church's application for a variance from the R-l zoning <br />district 30 foot height specification at 1215 Roselawn Avenue. A copy of the <br />Planning Report considered at that meeting is included for your review. At <br />that meeting, the Conmrission voted to continue the request for a height <br />variance until the November 9, 1994 meeting to allow the applicant to bring <br />forth additional information regarding the project design, information on the <br />acoustical design of the proposed building and to prepare plans and elevations <br />showing how landscaping could provide screening and filtering through the <br />neighbors on Roselawn Avenue that would face that portion of the building <br />where the variance is required. <br /> <br />The church has met with the neighbors on Roselawn Avenue to discuss what <br />they would be looking for in terms of landscape screening and were prepared <br />to work with them, even to the extent of providing some screening material <br />on the resident's property. Included with this report are copies of the <br />materials assembled by the church to respond to the Commission's questions. <br />This includes reports from the architect and acoustical consultants about the <br />volume requirements of the building, copies and descriptions of other plans <br />that were considered and rejected by the church, site plans for the church <br />property and two landscape plans the church has prepared. A perspective of <br />the building, from the southeast, has been prepared that did not reproduce <br />well enough to be included with this package.
