BACKGROUml i\t the October 12, 1994 meeting, the Planning Commission considered Roseville Lutheran Church's application for a variance from the R-l zoning district 30 foot height specification at 1215 Roselawn Avenue. A copy of the Planning Report considered at that meeting is included for your review. At that meeting, the Conmrission voted to continue the request for a height variance until the November 9, 1994 meeting to allow the applicant to bring forth additional information regarding the project design, information on the acoustical design of the proposed building and to prepare plans and elevations showing how landscaping could provide screening and filtering through the neighbors on Roselawn Avenue that would face that portion of the building where the variance is required. The church has met with the neighbors on Roselawn Avenue to discuss what they would be looking for in terms of landscape screening and were prepared to work with them, even to the extent of providing some screening material on the resident's property. Included with this report are copies of the materials assembled by the church to respond to the Commission's questions. This includes reports from the architect and acoustical consultants about the volume requirements of the building, copies and descriptions of other plans that were considered and rejected by the church, site plans for the church property and two landscape plans the church has prepared. A perspective of the building, from the southeast, has been prepared that did not reproduce well enough to be included with this package. It will be presented at Wednesdais meeting. 6( a)~ 1 f\J~
