The property under consideration at 1960 Dale Street is zoned R~ I, Single <br />Family. City ordinances require that buildings be set back trom the street <br />right-of-way 30 feet, from the rear lot line 30 feet, and from the side lot lines <br />10 feet. <br /> <br />2. This lot is located in the northeast comer of Dale Street and the right-of~way <br />of Carlisle Avenue. Although Carlisle does not intersect with Dale Street, <br />this lot is technically a corner lot and therefore, has two front yard setback <br />requirements to be met. The site plans~ as proposed, indicated that Dale <br />Street will be the front of the house. In reviewing plans for development <br />along County roads, the Engineering Dept. reviews plans to insure that the <br />right-of~way for County roads is consistent with the County's long range <br />plans. In tins particular case, an additional 10 feet ofright-of~way is required <br />by the County for their long range plans. To accomplish this~ the right-of- <br />way has been deeded over to the COlUlty which required adjusting the <br />building plans by this additional 1 0 feet, requiring a rear yard setback <br />vanance. <br /> <br />3. The Minor Variance Committee has reviewed this application and has <br />unanimously recommended approval of a 10 foot rear yard setback variance. <br />It was the Committee's belief that the additional right-of-way requirement for <br />County roads required the applicant to modify their plans by moving the <br />house into the rear yard setback area. It should be noted that the neighbor to <br />the north has a fence that currently is located in part on the applicant's <br />property. As a part of the home construction, the applicant has agreed to <br />move the fence to the property line for his new neighbor. <br /> <br />4. All affected adjacent property owners indicated their approval of the <br />
