To Mike Falk f?j
From Douglas Strong ~

Re Planning File 2716

Date January 31, 1995

This file deals with a Variance to the Zoning Ordinance and the Vacation of Right-of-way at
1310 County Road B-2. The engineering staff has reviewed this proposal and has the following
recommendations:

1. A utility easement to cover the inplace 1611 watermain and the sanitary sewer mains will have
to be retained if the vacation is approved.

2. Grace Church needs to combine their lots into one lot so the parking lot has the correct set
back.

3. If one of the two houses on Dellwood is going to remain a P.D.D, should be applied for. If
Dellwood is vacated the house will not abut a "City Improved Road" which is required by
code for R-1 zoning.

4. The house that is to be removed must have the existing sewer and water services removed at
the mains.

5. Drainage and grading plans are needed for the street area if it is going to be reconstructed.

6. Any existing-street lights on Dellwood Avenue except at County Road B-2 will be removed if
the vacation is approved.

7. A legal description of the proposed vacation needs to be written by a surveyor due to the
location ofthe on/off ramp for T.R. 36 and Hamline Avenue.

2660 CIVIC CENTER DRIVE · ROSEVILLE.
