In this situation, it is possible to <br />construct a house on the proposed lot without requiring variances. It should be noted, <br />however, that by~in-large, the lots in this area ofRoseville are at or near the minimum <br />width requirement of 85 feet. Lot 2 is proposed to be the large lot in this subdivision but <br />requires the flag lot configuration for access. With this design, any siting of a home on <br />this lot would create a "front door view" facing either a side or rear yard of adjoining <br />properties. As indicated at the November Planning Commission sketch plan review of this <br />property, staff would prefer to see the Woessner property develop in conjunction with the <br />adjacent property to the east. This would provide an opportunity for a subdivision that <br />would more affectively utilize available land in a lot configuration more typical of cul-de- <br />sac develonment.
