The City Council has the right to reject any or all proposals at any time during or at the end ofthis process. The City Council also reserves the right to work with the selected developer to refine the proposal to best meet City goals and objectives, The City will grant exclusive developer status to the successful developer for a 2 year period, The Council will have the ability to extend the 2 year period. V. SUBMISSION REQUIREMENTS In order to be considered by the city, ten copies of a submittal at an 8-112" by II" size should be submitted. Folded 11" by 17" plans are also acceptable, Proposals should include the following information: A. Identification of the development team including architect, engineer, landscape architect, general contractor, marketing firm, equity partners, lenders, legal counsel, and others, The name, address, phone, and fax number of a contact person should be listed. B. Development team experience and qualifications. C. List of comparable projects. D. Finance plan including description of amount and type of financial assistance needed, demonstration of financial gap, security offered, and projected project market value. R Development schedule. F. Concept plans including a sketch site plan, image sketches (perspectives, photos, videos, or elevation drawings, etc.), description of exterior materials, and landscaping concept. G. Land bid on a total and per square foot basis. H. Marketing plan. VI. SUBMITTAL DEADLINE Proposals must be received in the office no later than 4:30 P.M.
