<br />Roseville Property Townhome Proposal <br /> <br />In an effort to reach and accommodate the largest number of potential Roseville <br />buyers, Harstad Homes, Inc. proposes to build four different townhome designs in four <br />different price ranges. This can be accomplished while still maintaining overall <br />continuity in this project. Below you will find a brief outline of the four different <br />proposed units. <br /> <br />Unit #1 (Vadnais Tvee Unit) <br />This unit is slab on grade with no basement. It is 1525 square feet in size. It will be <br />built on rambler style lots that will not accommodate a walkout or a lookout type <br />basement. The price of this unit will be in the $160,000 to $190,000 range. <br /> <br />Unit #2 (Bridqewood Tvpe Unit) <br />This unit can be built on walkout lots or daylight basement lots. It has 1525 square feet <br />on the main floor with options to finish an additional 1525 square feet in the lower level. <br />The price of this unit would be in the $170,000 to $225,000 range. <br /> <br />Unit #3 (Silverthorn Type Unit) <br />This unit is slab on grade with no basement. It is 1900 square feet in size. In all <br />likelihood it would be built on level lots or lots that have a high water table. The price of <br />this unit would be in the $170,000 to $200,000 range. This unit is very popular for <br />many reasons, most notably its handicap accessibility. <br /> <br />Unit #4(SuQar Hills Type Unit) <br />This unit can be built on walkout lots or daylight basement lots. It has 1953 square feet <br />on the main floor with options to finish an additional 1953 square feet in the lower leve!. <br />The price of this unit would be in the $200,000 to $300,000 range. <br /> <br />It's apparent these four options can accommodate nearly all income levels of empty <br />nester homebuyers, with design features flexible enough to build $160,000 units next to <br />$300,000 units. Since exterior features of each of the units are relatively similar, and <br />the landscaping will be tastefully coordinated throughout the project, Harstad Homes, <br />Inc. proposed marketing strategy allows for significant price flexibility without <br />compromising overall curb appeal. This range of options will aUract a broad spectrum <br />of buyers and expedite sales in the neighborhood. <br />
