<br />.-r <br /> <br />Steven Roberts <br />June 16, 1994 <br />Page 2 <br /> <br />At the request of the City ofRoseville, we have analyzed the joint development of the District <br />land with the adjacent vacant properties. Through that process we have arrived at a preliminary <br />concept that transfers some of the District's planned density to adjacent properties through a <br />P.D.D. process. We have spent time and energy with legal counsel to develop an agreement that <br />would allow that to happen and for you to share equaUy in the proceeds of that development. The <br />District is by no means willing to transfer their density to your property if you are not part of a <br />joint deve10pment projectl <br /> <br />Given the shape of your property and the relationship with the Grauel property it would be <br />impossible to develop your land efficiently without the Grauel parceL The dimension in the middle <br />of your parcel is simply too narrow to develop efficiently. Mr. Grauel has already indicated his <br />interest in joining the School District in this project. Frankly, the Grauel property alone does not <br />make much sense to us without your piece, it is really a matter of both or neither of them as we <br />view it. <br /> <br />Again, we recognize and respect your right to sell your property. We also understand that you <br />have every right to make application to the City of Roseville to amend the Comprehensive Plan <br />and rezone your land. If you choose not to participate in a joint development project with us, and <br />if the City continues to hold to the relative number of townhouse units shown on Concept B, we <br />plan to revise our plans and place those townhouses back on the District property. <br /> <br />I hope that this clarifies our position and the nature of the agreement that are willing to enter into <br />with you.
