This is an unusual development because the School District is t~e developer) selling <br />developed lots to builders of single family homes and townhomes. The density of homes on the site <br />(1.9 homes per acre) will be nearly 50% less than in most Roseville neighborhoods. The City <br />Council has approved this development. <br /> <br />You are right, there is much regrading currently going on this site and there will be much more. Much <br />of the site will change simply because of the soil pollution problems already found on the site. The. <br />School District must dig this material up and transport it off the site or mix it in to new road beds. <br />There were other pollution problems trom people dumping waste and pesticides on the site as well. <br />The Minnesota Pollution Control Agency is working with the School District and the City to clean <br />up this site. <br /> <br />The planning, landscape architecture and engineering consultants for this project have done an <br />excellent job of studying the site and protecting the wetlands and some of the oak clusters from <br />development. In addition there is a very extensive landscape replanting plan for each street and even <br />each lot as the new home is constructed. Nearly 40% of the site will be left as undeveloped wetlands <br />and parks. <br /> <br />While all of us would like to see things remain "wild and natural" as long as possible, this <br />development will at least protect the ponds and wetlands, replant trees) provide open space, parks <br />and a series of sidewalk trails. Finally) when the project is actually sold by the School District) the <br />dollars generated will help rebuild Roseville Schools. <br /> <br />I have attached a copy of the Owasso Hills plan for your use.
