The Peter Grvskiewicz property is shown as Outlot B on the preliminary plat <br />-'- " . "'.L .... '" ... w ... <br />map. If this is the case, the property will need to be purchased trom Mr. Gtyskiewicz, If <br />this is not the case and the property will remain in the hands ofMr, Gryskiewicz, this <br />name should be indicated on the plat map. <br /> <br />Utilities <br /> <br />This review is to evaluate the layout of the individual utility systems within the boundaries <br />of the school district project and also to review the connections to the current City system <br />to assure that City standards are being observed. A more detailed review of the sewer, <br />water, and storm systems will be completed by the engineering staff when construction <br />plans are submitted for review. <br /> <br />The school district project will be served by City sewer, water, and storm sewer. The <br />project will connect to the existing City systems which surround the site. A study was <br />completed by the consulting firm of Maier Stewart and Associates to determine the <br />capacity of the in-place sewer and water systems. The resuits of this study indicate that <br />the existing systems can adequately supply sewer and water services to the site, <br /> <br />Sanitary Sewer <br /> <br />In general, the sanitary sewer system is split into three individual systems. Each of the <br />three systems is utilizing an 81t PVC pipe which meets City standards. The first system <br />serves approximately 3/4 of the single-family lots and approximately 2/3 of the townhomes <br />in the northeast corner of the project. This segment flows by gravity to the City main in <br />Dale Street. The second system serving the townhome development on the southwest <br />portion of the site also connects to the Dale Street mainline. The third system connects to <br />Western Avenue and will service approximately 10 single-family sites and 17 townhome <br />sites on the eastern portion of the project. <br /> <br />The proposed system will flow by gravity to the existing City system. There may be the <br />need for one or two homes to utilize pumping units. This will be determined when the <br />construction plans are reviewed. <br /> <br />The Roberts and Grauel sites naturally drain to the northeast, thus no interconnection is <br />required with the school district property, <br /> <br />Water <br /> <br />Water service to the project will be provided by looping an 81t main from Western Avenue <br />to Dale Street following the main street alignment of the project. The developer is <br />showing 61t leads into each of the cul-de-sacs and tOWnhome developments. An 8" main <br />will be extended into the north end of the site to connect to the Roberts and Grauel <br />property. A 61t main win be extended east from Dale Street to serve the proposed <br />townhome area in the southwestern portion of the development. All watermain installed <br />shall meet the City standard of 8 inches. <br /> <br />7 <br />
