What assistance
could the City provide?

Au~st 16: Dennis Welsch met with Rick Huntsinger, Computype Chief Operating Officer, and
Tom Hauschild, Prauenshuh Properties consultant for Computype, and toured the plant at 2285
W. County Road "cn. Rick and Tom explained space needs and alternative solutions. See the
attached memo dated August 17,1994. Welsch explained that he would work with Computype
to find a solution in Rosevil1e if possible. A review would be necessary with City officials.

Community Development staff reviewed the costlbenefit comparisons of retaining
Computype through a revolving loan on the existing site; a new facility with TIP
assistance; or allowing the Company to move to a northern suburb. The staff would then
attempt to replace the company with office/warehousing and replace the $16.00/hour
Computype jobs with $7.00/hour warehouse jobs.

Staff originally estimated that renovation of the existing building would add between
$8.00 and $13.00/sq. ft. in new value to the Computype portion of the building. Later, the
staff assumed a more conservative $6.00/sq. ft. new value from renovation. If the building
was vacated by Computype, the next user (office/warehouse) would add little value, using
the space for warehousing.

1
