"Our firm is often called upon to quarterback projects involving both private <br /> <br /> <br />and public interests, II notes Tom Hauschild, 'This project had the added d~ension of <br /> <br /> <br />starting from scratch. The concept appealed to everyone involved but actually implementing <br /> <br /> <br />the idea, without surprises, created many challenges." <br /> <br />A key challenge was how to collateralize the loan to adequately secure the City of Roseville. <br /> <br /> <br />Initially, it was thought that a second mortgage on the rented property could secure the loan. <br /> <br /> <br />The loan itself would be made via the landlord with debt service included in Computype's <br /> <br /> <br />rent. But the landlord was reluctant to consider that arrangement and the team stepped back <br /> <br />to consider other approaches. <br /> <br />Gary Dyshaw and Bruce Marsden of First Bank worked out a solution to the collateral issue. <br /> <br /> <br />First Bank has long been Computype's banker and lender with Dyshaw and Marsden leading <br /> <br /> <br />that relationship. They suggested that First Bank's lending arrangement with Computype <br /> <br /> <br />could be restructured to provide the City of Roseville a first security position in certain <br /> <br /> <br />assets. After further negotiation and input from Computype's legal counsel, Dixon Tews, <br /> <br /> <br />this approach solved the collateral issue that was a key concern for the City in underwriting <br />
