Super America is proposing to construct a 3500 sq. ft, station/store with a car wash at <br />2380 W. County Road D. The property is zoned B-2 Retail Business and currently has a <br />vacant building situated on it. The proposed Super America will be masonry construction <br />with a brick exterior. The applicant has met each of the criteria relating to automobile <br />service stations, they are not requesting any variances, either to setbacks or design <br />standards, and will actually be lessening the amount of impervious surface on the site, <br /> <br />2. Super America currently operates two stores in Roseville. One is located at 2785 N. <br />Hamline Avenue and the other at 2172 N. Lexington Avenue. Super America speaks <br />highly of the Roseville market and is seeking to add a third store at this location at County <br />Road D and Highway 8, Based on the compliance with all design standards, staff <br />recommends approval of a special use permit for Super America at 2380 W. County Road <br />D in Roseville. <br /> <br />Council Action Requested: <br /> <br />1. Motion to approve Super America's request for a special use permit to construct a <br />station/store with a car wash at 2380 W. County Road D with the following conditions: <br /> <br />a, That the car wash be moved north and access to it be provided on the south. <br />b.
