The property under consideration at 2074 Cleveland Avenue North is zoned R-l Single <br />Family and is located in the southeast corner of Cleveland Avenue and Eldridge Street. <br />The lot has 75 feet offtontage on Eldridge Street and 200 feet offrontage on Cleveland <br />Avenue, The driveway for the house opens onto Eldridge Street. City ordinances require <br />that fences located in the front yard be limited to 48 inches in height. In the case of corner <br />lots) there are technically two front yards wherein this standard would apply. <br /> <br />2. The Walter/Hoffinan-Walter residence uses the south half oftheir property as their rear <br />yard. To gain privacy along Cleveland Avenue, they are requesting a variance to allow <br />a 6 foot high privacy fence along the Cleveland Avenue ftontage. <br /> <br />3. The Minor Variance Committee has reviewed this application and has unanimously <br />recommended approval of the variance to the fence height standards for front yards in the <br />City code to allow the applicants to build a 6 foot high fence along Cleveland Avenue <br />ftontage. It was the Committee's belief that a hardship exists in that the elevation of <br />Cleveland Avenue and the sidewalk is higher than the applicant's rear yard. In addition) <br />the Committee noted that to the south of the applicant is a church parking lot and across <br />Cleveland Avenue to the west is the golf course. A 6 foot high fence in this area will not <br />pose any traffic or visibility problems. <br /> <br />4. In this particular case, there were no adjacent affected property owners to be notified. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardship or practical difficulty exists. <br /> <br />2. Grant the variance based on the finding that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Obj~ctives: <br /> <br />1. Insure that development occurs consistent with the City's Comprehensive Plan and Zoning <br />Ordinance. <br /> <br />2. To grant variances where hardships and/or practical difficulties exist. <br />
