<br />7. Additional Conditions of Approval.. <br /> <br />To insure that the proposed development meets the City's standards for the approval <br />of a planned unit development, as set forth in Section 17 (Roseville) Zoning Ordinance, <br />the Development shall also comply with the following conditions: <br /> <br />A. Prior to the commencement of site development activities by the DEVELOPER, <br />the DEVELOPER intending to commence activities shall have posted with the <br />CITY a landscape bond, a letter of credit, or other security acceptable to the <br />City in an amount equal to 1500/0 of the cost of all site landscaping and site <br />restoration. The specific amount of this Jetter of credit, bond, or other security <br />shall be detennined by the CotnmlIDity Development Director, following the <br />completion of all site construction plans. <br /> <br />B. That the required contribution to the City's sidewalk fund for the Roselawn <br />Avenue frontage be made. <br /> <br />C. The curb cut at Oxford Street must be constructed to City standards. <br /> <br />D. That landscape plans be reviewed by City staff to ensure additional benning and <br />landscaping along north property line be incorporated into the plan to strengthen <br />the separation between Rose Villa and the existing single family neighborhood <br />to the north. <br /> <br />E. The final details of the proposed stonn water drainage system design shall be <br />completed in accordance with the Grass Lake Water Management Organization <br />Resolution and the City's Comprehensive Management Plan. Any major changes <br />to these designs that cause a modification of the concept plan shall return to the <br />Planning Commission for review. <br /> <br />F. The park dedication requirement be satisfied as cash in lieu of land at the rate of <br />$400.00 per townhouse unit. <br /> <br />G. The development portions of deed covenants shall be attached to and <br />incorporated into this POO agreement to insure proper maintenance and <br />architectural control. <br />
