The City Council also approved a change in the <br />~~ . _" Comprehensive Land Use Guide Plan map designation for this site ITom Jow density <br />\J'I residential. to medium density residential. (The Planning Commission had recommended <br />approval at its June 14, 1995 meeting), <br /> <br /> <br />The residential planned unit development proposed by Masterpiece Homes includes eight <br />2-unit townhome buildings to be built on 3.19 acres of land creating a gross project <br />ensity of 5 units per acre. The 16 single level townhomes will be priced beginning at <br />$150,000. The revised site plan approved at the August 14, 1995 City Council meeting, <br />included moving the pond to the northeast corner of the property and realigning the <br />'vate drive to service a repositioning of the units and eliminating the need for the <br />urnaround in the west side of the project. The gazebo and open space for the project <br />have been moved near the entrance ITom Roselawn Avenue. <br /> <br />The PUD shall st~te the project approval is based on the August 14, 1995 meeting. A <br />draft version of the agreement is included for Council consideration. <br /> <br />StafT Recommendations: <br /> <br />1. <br /> <br />Staff recommends approval of the Masterpiece Homes Inc, request for final PUD <br />development plan and agreement, the subdivision development agreement, and the final <br />plat approval for the property located at 1061 Roselawn Avenue subject to: <br /> <br />~ <br /> <br />a) the conditions of approval at the August 14, 1995 City Council meeting: <br /> <br />1) A contribution to the sidewalk fund will be required for the Roselawn <br />Avenue frontage. <br />2) A curb cut will be required at Oxford Street and will need to be <br />constructed to RosevIle standards. <br /> <br />1 <br />
