Chatsworth St. <br /> <br />i <br /> <br />Background <br /> <br />1. The property under consideration at 1941 N. Chatsworth Street is zoned R-I single <br />family. It is a corner lot located at the intersection of Chats worth St. and Draper Avenue <br />with the house fronting on Chatsworth Street. Where City ordinances require corner lots <br />to be 12,500 sq. ft. in size minimum, this lot is 7,670 sq. ft. in size. On the south side of <br />the house, which is legally described as the rear yard, exists a 14'x16' patio. It is the <br />Boyd's proposal to build a 12'x12' enclosed 3 season porch on this patio. They would like <br />a roof in this seating area to replace the shade lost when trees were removed. <br /> <br />2. The Minor Variance Committee has reviewed this application and has unanimously <br />recommended approval ofa 15 foot rear yard setback variance for the proposed 3-season <br />porch. It was the Committee's belief that the size ofthe lot when it was platted makes it <br />difficult to construct a home or an addition without requiring a variance. Other <br />configurations of the addition would not work given the location 'of the existing electrical <br />and telephone connections and the existing masonry fireplace. <br /> <br />4. All affected adjacent property owners indicated their approval of the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />2. To grant variances where hardships and/or practical difficulties exist. <br /> <br />1 <br />
