Allen request for a lot division and planned unit <br />development (PUD) for a proposed office/warehouse project in the southwest <br />quadrant of County Road C~2 and Highway 88. <br /> <br />MOTION: Member Harms moved, seconded by Member Thomas to continue the <br />John Alle~ case until the June 14, 1995, meeting or request the applicant tQ <br />withdraw. The motion carried unanimously. The staff was directed t9 review the <br />addresses of property owners in the area who should receive notices of <br />continuances and future public hearings. <br /> <br />(b) Planning File 2741: A. H. LienINorth Heights Lutheran Church request for a <br />special use permit to allow temporary modular office space at 2701 Rice Street. <br /> <br />Chairman Keith Wietecki opened the public hearing and requested City Planner <br />Michael Falk to provide a background report. Falk explained the property is <br />zoned Rl single family and is designated for both school and church on the city's <br />Comprehensive Land Use Guide Plan. North Heights Lutheran Church proposes <br />to construct 2 temporary 24' x 70' modular office spaces on the school site, and to <br />request an interim use permit to allow them to remain for 3 years. The staff <br />recommended approval subject to final drainage plans and fire marshall review of <br />the building separation issues. <br /> <br />Member Thomas asked for information regarding the type of building and whether <br />the intent was to move more quickly than expected, so that the temporary . <br />buildings may be removed prior to the 3 year limit. <br /> <br />Chairman Wietecki asked if there was a possibility that the buildings may be on the <br />site for more than 3 years. (It may be necessary.) Chairman Wietecki noted that <br />he wanted the buildings to be as close to city standards and as compatible as <br />possible with the existing buildings and the neighborhood, and would ask the staff <br />to look at the exterior design issues. There was no comment ITom the public. <br /> <br />Chairman Wietecki closed the public hearing. <br /> <br />MOTION: Member Thomas moved, seconded by Member Wietecki, to <br />recommend approval ofa 3-year (through September of 1998 or shorter time) <br />interim use permit for North Heights Lutheran Church for the use of 2 24' x 70' <br />temporary buildings for office space. This interim use permit is contingent on staff <br />review of the exterior structure and design being more compatible with the use of <br />gabled roofs, coloring, wood steps; and on the city's approval of drainage and <br />
