The property under consideration at 1707 W. Shryer Avenue is zoned R-l single family <br />and is in the area where the 1995 pavement management program is under construction. <br />City ordinances require that driveways for corner lots be setback 30 feet from the street <br />right-of-way line. <br /> <br />2. Mr. Orthmann's driveway currently is 13 feet from the Shryer Avenue right-of-way as it <br />enters AIdine Street. The Orthmann garage is a side entry garage and it is Mr. Orthmann's <br />feeling that any modification to the alignment of the driveway would make it impossible to <br />access his garage as currently configured. <br /> <br />3. The Minor Variance has reviewed this application and has unanimously recommended <br />approval of the 17 foot setback variance for the Orthmann driveway. It was the <br />Committee's betiefthat moving the curb opening would be a significant hardship for Mr. <br />Orthmann, making it impossible to access his garage. <br /> <br />4. All affected adjacent property owners indicated t~eir approval of the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hard~hips or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />2. To grant variances where hardships and/or practical difficulties exist. <br /> <br />1 <br />
