<br />.. <br /> <br />r <br /> <br />June 18> 1995 <br /> <br />Re: John Torgersons application for tare down <br /> <br />To whom it may concern: <br /> <br />After the citys approval on May 22nd,1995 to add on the existing structure <br />on 337 South Owasso Blvd., we then met with 4 architects and 2 building <br />inspectors. After a thorough inspection and wa1k-thru. the result was <br />unanimous. To bring the existing house up to code left us with an extensive <br />list. The following items are just a few of the improvements/changes that <br />were brought to our attention that must be done: <br /> <br />1) To put on a new gable roof: <br />A) all exterior walls must be extended to the same height. <br />B) the house would have to be jacked up to put in sufficient footings <br />to support the roof. <br /> <br />2) To reach required R-19 insulation value - all walls must be upgraded from <br />2 x 4 studs to 2 x 6 studs. (all walls must be replaced) <br /> <br />3) Floor joices are spaced 24" on center - should be 16" on center. <br /> <br />'" <br /> <br />4) Basement has major water damage to floor and walls. (new drain tiles <br />would have to be installed around house) <br /> <br />5) No room for legal stairway into 6' 'high basement. <br /> <br />6) No room for egress window in basement. <br /> <br />7) Elevation must be lowered at least 1 foot to grade front yard for <br />water run-off. City water line is only 6 feet deep (possible water freeze-up) <br /> <br />All of the above improvements/changes will far exceed the cost of a tare down <br />and building up from a new foundation. Due to all the unknowns in the <br />existing foundation and structure, the builders will not guarantee or <br />warranty their work. After careful consideration, we have concluded that <br />encompassing safety, esthetics and cost, a tare down would be most beneficial <br />to all parties involved. <br /> <br />Thank you for your attention to our issue. <br /> <br />John Torgerson <br />
