variance to allow a new garage to sit within 5 feet of the front property line,
provided the applicant secures a letter of approval from the existing property owner.

Staff Recommendation:

1. The property at 337 S. Owasso Boulevard was platted and constructed in 1938. As with
many of the cabin lots on the east side of Lake Owasso, setbacks were not in place at the
time of construction. Mr. Torgerson's proposal is to improve the site by adding living
space and an attached garage to the house. The proposed structure would stay beyond the
five foot setback from the south sideyard property line and importantly, would not
encroach further into the lake shore setback area. Because Mr. Torgerson's project will
improve the property and get the existing attached garage off the railroad right-of-way,
while not moving any closer to the Lake Owasso shoreline, staff recommends approval of
his request for a 25 foot front yard setback variance.

Council Action Requested:

1. Motion to approve John Torgerson's request for a 25 foot front yard setback variance to
allow a new garage to sit within 5 feet of the front property line, provided the applicant
secures a letter of approval from the existing property owner.

Staff Report by: Michael Falk
