The Standish property, located at 645 Transit Avenue, is zoned R-1 single family. This <br />house is the original farmstead built around the turn of the century, before the area was <br />platted and Transit Avenue right-of-way dedicated. The entry stoop on the front of the <br />house has deteriorated and the Standish's are proposing to replace it with a covered entry <br />that is more in keeping with the surrounding neighborhood homes. To accomplish the <br />covered design for the porch, a seven foot front yard setback variance is required. <br /> <br />2. The Minor Variance has reviewed this application and has unanimously recommended <br />approval of a seven foot front yard setback variance. It was the Committee's belief that <br />the proposed covered porch provides safe access to the building with a design that helps <br />the original farmstead home to blend into the surrounding neighborhood. The platting of <br />the Transit Avenue right-of-way, after the house was constructed, requires that a variance <br />be approved prior to the construction of the front porch. <br /> <br />3. All affected adjacent property owners indicated their approval of the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive PI~ and <br />Zoning Ordinance. <br /> <br />2. To grant variances where hardships and/or practical difficulties exist. <br /> <br />Staff Recommendations: <br /> <br />1. It is recommended that the City Council approve Stephen Standish's request for a 7 foot <br /> <br />1 <br />
