The property under consideration at 2016 N. Wheeler Street is zoned R-l single family. It <br />is located in an area where the pavement management program will be reconstructing <br />streets this summer. It is a corner lot and as such, the sideyard setbacks for driveways <br />must be 30 feet ITom the side street right-of-way line. In this case, the existing driveway is <br />11 feet from the sideyard property line. <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval ofa 21 foot sideyard setback variance at 2016 N. Wheeler Street <br />to allow the existing driveway to remain in its present location. It was the Committee's <br />belief that moving the driveway would make access to the single car garage impossible and <br />would require the removal of existing bushes and trees. Because the garage is 2 feet <br />closer to the sideyard, the Committee recommended approval of a 21 foot sideyard <br />setback variance. <br /> <br />4. Ail affected adjacent properties have been notified and have given their written consent for <br />the proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />2. To grant variances where hardships and/or practical difficulties exist. <br />
