Har Mar, Crossroads expect to draw tenants
BY GITA SITARAMIAB
Pioneer Press
. `thanks to empty cinemas,
the shopping renaissance in
Roseville should continue this
year.
Movie theater complexes at
-The Har Mar cinema, which
opened in 1970, closed
after the debut of
Rosedale's 14
-screens.r
both Isar Max Mail and Cross-
roads Shopping Center shut
down after a new AMC The-
atres' 14 -screen behemoth
debuted in: December at
Rosedale MalI's new outdoor
shopping wing.
The people behind
Har Mar hope to attract two to
three new store anchors that
will result in fresher exteriors
for the 45 -year-old center. At
Crossroads, retail observers
say pent up demand should
draw retailers to the empty cin-
ema and a former Rainbow
Foods location.
"When tenants come to
town, they want to be located
in Edina, Roseville and Min-
netonka," said Stefanie
Meyer, a vice president at
United Properties, a com-
mercial real estate firm
in Bloomington.
Roseville's high
daytime population,
easy accessibility to
both 'Twin Cities'
downtowns and
the northern
suburbs, as well,
as proximity to
middle- and
high-income
r
neighborhoods, are enticing for
retailers. Rosedale tops one
local survey of area malls pre-
ferred by shoppers during the
holidays, surpassing the rnuch-
larger Mall of America in
Bloomington.
And the shopping options
have been beefed up recently.
"The Plaza at Rosedale Cen-
ter," a $55 million addition was
unveiled in fall as an outdoor
shopping wing at the mall,
which is across the street from
Crossroads. A SuperTarget,
across the street from Har Mar,
opened in October 2005 on the
site of a former Target stare.
All that activity does even
more to attract retailers,
though any more store open-
ings. are months off.
liar Mar is under new own-
ership and the managing part-
ner, Emmess Reality Services
PIONEER PRESS FILE PHOTO
CLOSED CINEMAS, 4C
—4007, `Ll H7?JV'IN ;AV(j IfliVS J
NQD'5]1.Lf7NiMi'MMM 53321d 213311401d inVd '15
r
r-
a -
)r
is
e.
Closed
seri
(continved}
of New York, expects plenty of
interest, Meyer said.
"There's a line of tenants
interested even before we
started doing marketing," said
Meyer, who took over the list-
ing this week.
_-_uuuu to the compa-
?001 guidance.
At Crossroads, there's more
traffic directly across the
street now that an empty
Mervyn's department store
location has been replaced by
Rosedale's addition.
"That actually helped us,"
said Tricia Pitchford, a United
Properties senior retail associ-
ate.
