Chatsworth Street. <br /> <br />~cl <br /> <br />Background <br /> <br />1. The Bolding property, located at 1697 N. Chatsworth Street, is zoned R~l Single Family <br />ResidentiaL The lot is 60 feet wide and 300 feet deep. ClJrrently, there is an existing <br />driveway that is 2 feet from the property line. It is the Bolding's plan to extend this <br />driveway to the rear yard and add a new two car garage. <br /> <br />2. The Minor Variance Committee has reviewed this application and has unanimously <br />recommended approval of a 3 foot side yard setback variance for this driveway. It was <br />the Committee's belief that given the 60 foot wide lot and the location of the existing <br />home, that the only way to provide access to the rear yard would be through the granting <br />of this variance. <br /> <br />3. All affected property owners indicated their approval of the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />2.
