The property under cQnsideration at 2015 Aldine Street is zoned R-l single family and is <br />in an area where pavement management program will be making street improvements <br />this constructiQn seaSQn. This lQt is a CQrner lQt and the City code requires that driveways <br />be setback 30 feet ITom the sideyard property line. The Wenberg driveway is currently <br />20 feet from the sideyard property line adjacent to Shryer Avenue. <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimQusly <br />recommended approval Qf a 10 fQot sideyard setback variance to allow the Wenberg <br />driveway to remain in its existing location. Moving the driveway 10 feet to the south <br />would make it impossible to access the existing single car garage. In addition, existing <br />mature trees WQuld need to be cut down. <br /> <br />4. All affected adjacent properties have been notified and have given their written consent <br />to the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />2. To grant variances where hardships and/or practical difficulties exist. <br />
