The property under consideration at 2820 Dellwood Avenue is zoned R-I single family. <br />This property is in an area where the pavement management program will be upgrading <br />streets this construction season, It is a corner lot and as such, driveway setbacks must be <br />30 feet from the side street right-of-way line, In this particular case, the driveway is <br />located 15 feet from the property line. <br /> <br />2. The Minor Variance Committee has reviewed this application and has unanimously <br />recommended approval ofa 13 foot sideyard setback variance to allow the existing <br />driveway to remain in its present location. In order to provide access to the existing <br />garage, the driveway is already canted at the garage door. In addition, there are mature <br />landscape bushes on both sides of the driveway that would need to be eliminated in order <br />to move the driveway. <br /> <br />4, All affected adjacent properties have been notified and have given their written consent to <br />the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2, Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Polic.y Objectives: <br /> <br />1, Ensure that development occurs consistent with the City's Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />2, To grant variances where hardships and/or practical difficulties exist. <br />
