The property under consideration at 2630 N. Fairview Avenue is zoned R-l single family. <br />In this district, the code requires that driveways be setback 5 feet from the sideyard <br />property line. Mr. Goodmanson is requesting a 3 foot sideyard setback variance to <br />increase the size of his existing driveway to provide enough space to turn vehicles around <br />in the drive in order to not have to back out onto Fairview Avenue, <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of the 3 foot sideyard setback variance at 2630 Fairview Avenue. <br />Mr. Goodmanson does have a turnaround area in his front yard but it is not quite deep <br />enough to make a turn when cars are parked in the driveway. By adding to the driveway, <br />cars can be maneuvered on the site so they are ready to drive forward onto Fairview <br />Avenue. Given the traffic level on Fairview Avenue, this request seems appropriate. <br /> <br />4. All affected adjacent properties have been notified and have indicated their approval of the <br />requested variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />2. To grant variances where hardships and/or practical difficulties exist. <br /> <br />\ <br />
