Minnesota. ,~ I J 3
Ro: RQS6vll1e Crossings - PUD Amendment
Projecl Number 93-42

De&r Mr. Falk:

We have received a copy of the letter from Mr. Olen Van Wormer of SBH to you dated
May 30. 1995 re1atlve to his traffic review of out revised site plan at Roseville
Crossings.

I have dtscuased these items with Slawik PropcrUC$ and Glen and have agreed with
nearly all of the items in his letter.

1. We do nOl take issue with SEH's evaluation of the additional traffic volume, peak
hour ttips, etc. resulting from the change of use at lot 4. We assume all
information is derivod trom normal t",ff\~ standards and gutue1ine data.

2. We will change the traffic flow alona the east and north sides of the building on lot
4 to "one Wd.Y" going in a counter..c:;lockwise direction as suggested. This should
eliminate a number of traffic congestion concerns raised by SEH.

3. We will move the parking spaces on the south side of the building to the west so
that the Recess isle will be adjacent to the pick-up island. This is as lruQCestcd and
will allevIate any dead end parklnq areas. The la~oul as shown was a requesl of
Boston Market to place more proxunatc parking directly in front of their store.

4. We would IikCl to keep the two handicapped ~rking spaces j" the midd1c portion of
the Fking lane to keep, them equally accessJble to the fun building frontage.
Movine them to the east end to be in line with the relocated access isle wouJd not
be advantageous to the rest of the retail. Olen thought that this would be OK
. although it may be a little morc difficult for autos to enter and exit these spaces.

S. We w!ll increase the radius of the ourbs at two separate truck maneuvering areas as
sUllested.
