He indicated that you requested the Runyan Vogel Group to <br />have us review the proposed changes in the Roseville Crossing development. The major change <br />is the deletion of a 6,000 square foot drive-thru bank and the addition of 10,000 square feet of retail <br />space and food service facility. The food service facility would include a Boston Market restaurant. <br /> <br />We previously reviewed the Roseville Crossing proposal and sent letters on March 4 and March 14 <br />regarding the development. We have suggested several changes to the circulation pattern, and it <br />appears that they have all been incorporated into the site plan dated May 4, 1995. <br /> <br />In our earlier letters, we indicated that the bank would generate a p.m. peak hour volume of <br />approximately 150 veWcles and an average daily traffic volume of 1,500. We anticipate that the <br />proposed Boston Market and adjacent retail will generate approximately 190 p.m. peak hour trips <br />and 1,800 daily trips. The increase will come partially from some additional pass by traffic on <br />Lincoln Drive and the impact on the entrances should not be significant. As we mentioned on our <br />March 4 letter, there will be some delays in traffic leaving the site accessing Lincoln Drive. With the <br />revisions to the interior circulation as shown on the site plan, these delays should be tolerable and <br />should not interfere with other traffic. <br /> <br />We previously had an opportunity to review a proposed Boston Market, then known as Boston <br />CWcken. We believe that they do generate less traffic than a typicallOfast food" restaurant. Since <br />our review of the Bumsville Boston Market proposal, we have been observing traffic volumes at one <br />wWch is near our office. We feel that the daily trips are about half of what a typical fast food <br />restaurant might generate, but the p.m. peak hour is still a substantial proportion of the trips.
