The property at 1754 Stanbridge is zoned R-l single family. It is located on the corner of <br />Stanbridge and Wheeler and as a corner lot, is subject to 30 foot setbacks on both street <br />frontages. As with most ofthe surrounding neighborhood, the house was built in the early <br />50's, before the adoption of the City Zoning Ordinance. The side yard setback to Wheeler, <br />for the existing house, is currently 18 feet ITom the property line. It is the applicant's <br />proposal to build a mud room/wash room addition to the rear of the house with the same <br />setback as the existing structure, <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of a 12 foot sideyard setback variance at 1754 Stanbridge. It was <br />the Committee's belief that the existing structure did not pose any traffic visibility <br />problems and that the addition would not be a problem either. The side yard setback to <br />this house and the proposed addition is in alignment with all of the other houses up and <br />down Wheeler Avenue, <br /> <br />4. All affected adjacent properties have been notified and have indicated their approval of the <br />requested variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />2. To grant variances where hardships and/or practical difficulties exist. <br />
