Mr. Barry O'meara owns property between Sherren Avenue and County Road B on the <br />south side of the newly constructed Milton Street cul-de-sac. This property, combined <br />with recently vacated right-of-way, totals ,64 acres in size. It is Mr, O'Meara's proposal to <br />plat the vacant property into three single family lots. All three of these lots would front on <br />the Milton Street cul-de-sac. During the pavement management program construction last <br />year, curb cuts, as well as sewer and water services were extended to these proposed lots. <br /> <br />2. The properties Mr, O'meara would like to divide and replat are approximately 34,262 sq. <br />ft. in size and are zoned R-1 Single Family. There is a total of 185.61 feet offrontage on <br />Milton Street. In part, this is the result of needing to accommodate existing <br />utility easements along the north portion of this lot. Lots 2 and 3 are the more traditional <br />pie-shaped lots fronting around cul-de-sacs. These lots are typically narrow at the <br />property line but wiqen out to provide adequate building pads beyond the setback lines. <br />The common property line between parcels 2 and 3 is set such that parcel 3 is just under <br />the 11,000 square foot minimum lot size. The developer has indicated that this was done <br />to provide for two optimum building pads on these proposed parcels. Based on grades <br /> <br />1 <br />
