MEMORANDUM

TO:

File (P#2777)

FROM:

Kim Lee, City Planner

DA TE:

April 25. 1997

SUBJ:

Discussion with Brad Oren Regarding Lot Recombination

On Friday, April 25, 1997, Community Development Director Dennis Welsch and City
Planner Kim Lee met with Brad Oren, owner of the property at 375 South Owasso
Boulevard. Mr. Oren indicated that he may be purchasing the property at 367 South
Owasso Boulevard from Dan Oren, and was questioning the City's position on recombining
the two parcels.

Several possibilities of recombining the two parcels were discussed, with City staff
indicating that taking a portion of the lot at 375 South Owasso Boulevard and combining
it with the lot at 367 South Owasso Boulevard was possible. In particular, staff was
supportive of increasing the size of the parcel at 367 South Owasso Boulevard and
removing the need for variances to build on this parcel.

Mr. Oren was advised to have a sketch of survey prepared which showed the location of
existing buildings to remain on the property and the proposed location of the existing and
new property lines between the two parcels. Mr. Oren was also advised that such a lot
recombination could be accomplished through the City's minor subdivision procedure,
rather than having to replat the property.
