Back2round <br /> <br />The Evangelical Lutheran Good Samaritan Society in Saint Paul has submitted a variance <br />application for its Roseville Good Samaritan Center, located at 1415 W, County Road B, <br />one block west ofHamline Avenue. The nursing home plans to build an addition to fulfill <br />the needs for a larger dining room, public entrance, administrative offices, dayroom, <br />storage and handicap toilet. This addition would result in the loss of 3 bedrooms, thus <br />requiring the need for a bedroom addition on the east end of the building. <br /> <br />If this east addition were to be built, the extension would encroach approximately twelve <br />(12) ft, beyond the side lot setback requirement for corner lots, Currently, Roseville's <br />ordinance states that there must be a minimum side lot setback of thirty (30) feet on <br />cQrner lots. Thus, the Good Samaritan Center is requesting a variance so that their <br />current space problem would be eliminated, <br /> <br />2. Engineering Considerations <br /> <br />The Engineering Department has reviewed this variance application and has come up with <br />the following recommendations. First of all, the engineering staff brought up the fact that <br />a total of 11 parking spaces will be lost as a result ofthis addition. The question was, <br />what does the lost parking spaces do to the required number of spaces? According to City <br />Ordinance, nursing homes are required to provide one (]) parking space for every four <br />beds in the complex, The Planning Department has reviewed this concern and has found <br />that the elimination of 11 parking spaces will not affect the requirement. Currently there <br />are 57 parking spaces available; after the addition is built, there will be a total of 46, <br />Nonetheless, code requires that there be 33 spaces provided since there will be a total of <br />132 beds in the Good Samaritan Center. <br /> <br />There are two other recommendations that the Engineering staff presented, dealing with <br />grading and sidewalks, The Good Samaritan Center will have to submit a grading plan for <br />the parking lot to check drainage from the site.
