According to the plans <br />ptovided to us, there are 26 town home units proposed off of the cul-de-sac street which takes <br />access from Dale Street. Another cul-de-sac street takes access from County Road C. Eighteen units <br />are proposed off this street. In addition, the American Legion will continue to take access from this <br />street to County Road C. The Amedcan Legion access is proposed to be changed into a 34 foot <br />street vers\.1S the 24 foot driveway that exists today. It will intersect with County Road C at the <br />same location. <br /> <br />Trip Generation <br /> <br />The estimated amount of traffic generated by the proposed town home development is shoWI'l in <br />Table 1 (attached). on a daily bas.ts, the town homes off of Dale Street can be expected to generate <br />approximately 150 to 160 trip5 per day. The town homes off of County Road C can be expected to <br />generate app:tOxiro.ately 100 to 110 trips per day. The total number of trips gene:rated dudng the <br />peak hou1," of trame on surrounding streets, such as 4~OO p.m. to 5:00 p.m., is approximately 10 trips <br />for the town homes off County Road C. This averages out to about one car every six minutes in <br />addition to the existing American Legion tra.ffic- The remaining hours of the day will have fewer <br />trips. The town homes off Dale Street will generate approximately 15 trips during the p.m. peak <br />hour. <br /> <br />Traffic Operations <br /> <br />We do not expect the low volumes of traffic generated by this development to result in traffic. <br />operations problems on either County Road C or Dale Str:eet. Left turns onto County Road C <br />during the peak hour is expected to be difficult at times, but not a significant problem. <br /> <br />The project will re5u1t in the removal of three ~insle fl\mily homes along the south side of County <br />Road C 'between the access road and Dale Street.
