'-

,

June 5) 1995

Mr. Tom Scheflhausen
Roseville Community Bank
1501 W. County Road C
Roseville) MN 55113

Re: 2250 Acorn Road

Dear Mr. Scheflhausen:

Mr. Gary Boryczka was recently in Roseville City Hall to discuss the lot at 2250 Acorn Road.
This is a large lot in Roseville zoned R-l Single Family and guided for low density residential
development in the City's Comprehensive Land Use Guide Plan. In the R-l zoning district, the
City zoning code requires a minimum lot size of 11)000 sq. ft. and a minimum frontage on a
public street of 85 feet. City code provides the opportunity and the method to divide a platted lot
into two lots provided these standards are met. In this particular case) the lot at 2250 Acorn Road
can easily be subdivided into two smaller lots and meet minimum City code requirements. The
division of a platted lot process involves a hearing with the City Planning Commission and City
Council. Historically) when lot division requests meet all of the standards in the zoning code) the
City Council has looked favorably on such requests.

Mr. Boryczka asked that I forward this information to you. I hope this letter answers the
questions you raised. If you have other concerns) please contact me at 490-2236.

Sincerely)

Michael Falk
City Planner
City ofRoseville

cc: Gary Boryczka
606 4th Avenue N.W.
New Brighton) MN 55112
