Snelling Avenue. The engineering staff has reviewed this proposal and has the <br />following recommendations: <br /> <br />1. The southwesterly parking lot is built on the right-of-way line of Oakcrest Avenue. There is no 15 foot <br />setback. Is there a variance for this? If there isn't, the parking lot needs to be relocated to the north. <br /> <br />2. The drawings show painted islands in the parking lot. These need to have concrete curb and gutter <br />around them with landscaping in them. All of the parking lot needs concrete curb and gutter around it. <br />Those area shown with painted curb need to be replaced with concrete curb and gutter. <br /> <br />3. The landscaping plans have plantings on top of existing and/or proposed utilities. No trees should be <br />placed in those locations. <br /> <br />4. There is an existing utility easement which serves the storm sewer line in the existing parking lot. Part <br />of that existing storm sewer line is proposed to be abandon. That part of the easement must be released. <br />Deadending the storm sewer line must be done as per Roseville's standards. The drainage plans need to <br />be reviewed for proposed additional catch basins. <br /> <br />5. The standard erosion controls need to be in place before grading is started. <br /> <br />6. The sanitary sewer service has a proposed "Sand/Grease" interceptor manhole located off of the <br />northeast corner of the proposed new building. This must be cleaned out weekly or as needed to keep <br />slit out of the city's sewer system. <br /> <br />7. A new driveway opening is proposed off of Oakcrest Avenue. The existing one, to the west ofthis <br />location, must be removed as per Roseville's standards. The curb on both sides of this driveway must <br />be removed as per standards for the sidewalk. <br />
