<br />To Mike Falk <br /> <br />{i <br /> <br />From Douglas Strong <br /> <br />Re Planning File 2786 <br /> <br />Date August 21, 1995 <br /> <br />This file deals with a Variance to Zoning Ordinance at 2120 Lexington Avenue. The engineering staff has reviewed <br />this proposal and has the following recommendations: <br /> <br />1. Additional right-of-way of 16.5 feet is required for Lexington Avenue. <br /> <br />2. The three existing homes that are proposed to be removed must have there sewer and water services <br />removed at the mains in the street. This must be done as per Roseville's standards. If one of the <br />services is going to be used for the new building at the southeasterly end of the lot the plans should <br />show that. <br /> <br />3. Erosion control must be maintained at all times during grading and construction of parking lots, The <br />existing catch basins along Burke Avenue must have erosion control around them to keep silt out of <br />the storm sewer. <br /> <br />4. All islands within the parking lot must have concrete curb around them. The small parking lot at <br />southeasterly side of the lot does not show concrete curb and gutter around it. It is required as per <br />city code. <br /> <br />5. There is an existing sanitary sewer located in an easement running north and south on the west side <br />of the church, Care must be taken to not damage the manhole at that location during grading, <br /> <br />6, The plans do not show parking lights for the east half ofthe parking lot. <br /> <br />7, Storm sewer calculations are needed for the proposed pond. An engineering report stating how the <br />pond and inlet will work is needed. <br /> <br />8. All curb and gutter removal and placement must be done as per city policy. <br />
