The engineering staff has reviewed this proposal and has the following recommendations: <br /> <br />1. This lot was assessed for two lots. If this plat is approved the assessment for the additional lot <br />will have to be paid. The amount is $305.00. <br /> <br />2, The preliminary plat does not have any topography on it. This is required as per city code. <br /> <br />3. The existing curb and gutter will have to be removed for any new driveways. Permits for this <br />work will be required from Ramsey County. The replacement work must meet Ramsey County <br />requirements. <br /> <br />4. There is an existing 20 foot sanitary sewer easement running east/west across this property. No <br />buildings can be placed within the 20 foot easement. Any grading of this area must have city <br />approval before work is started. <br /> <br />5. There is only one water service located at the west end of the proposed plat. Two new water <br />services will have to be constructed to serve the new homes. The City ofRoseville's utility <br />personal must make the new tap on the watermain. <br /> <br />6. The sanitary sewer services must come from the main located within the easement which runs <br />east/west in the easement. <br />
