Roselawn Avenue <br /> <br />Background <br /> <br />1. Angeline Seidenkranz currently lives at 1956 N. Fairview Avenue. Ms. Seidenkranz owns <br />a parcel ofland at 1775 N. Roselawn Avenue which is located between Fairview and <br />Snelling Avenues, This lot on Roselawn Avenue is currently an undeveloped open space <br />that is approximately 1.77 acres in size and zoned R-l Single Family Residential. It is the <br />applicant's request to divide the existing parcel of land into three single family lots. Since <br />the property is being divided into more than two lots, code requires that the applicant <br />proceed with the preliminary and final plat process. <br /> <br />2. The three lots being proposed are well in excess of minimum interior lot sizes, however <br />the proposed 78.33 ft. lot widths do not meet the 85 ft. code standard. Nonetheless, it <br />should be noted that the proposed frontage on Roselawn is consistent with that of <br />surrounding properties. In fact, there are four (4) nearby lots to the east that have 66 feet <br />of frontage. These lots will not require variances for the construction of single family <br />homes. There is however, a 20 ft. sanitary sewer easement that runs east and west across <br /> <br />1 <br />
